There are many reasons why it is more beneficial to list/sell your home with a real estate professional rather than on your own.
1. As your selling agent, I do my best to make sure that all offers to purchase your home are made by qualified Buyers. I work with the buyer's agent/sub-agent to receive and present any and all offers, and immediately present them to you.
2. Showing your home takes time! Although doing open houses on Sundays may seem like a relaxing idea, this does not get your home the exposure it needs in today's market to sell quickly. As your selling agent, I am available to show your home whenever there is a need - any time of day and night, that is approved by you.

As your selling agent, I have the ability to market your property to all other real estate agents, as well as advertise in your local newspapers, on the Multiple Listing Network, and LINK - two resources available only to other agents. Doing this gives you maximum exposure. In addition to advertising, I provide broker's open houses, which allows all agents in the surrounding areas to come and see you home, allowing them to preview the property for their clients. This often includes catered lunches to drive more traffic through - all at no expense to you!
4. At Coldwell banker, we treat all agents fairly: we do not discriminate between buyers brokers and sub-agents, allowing you, the seller, to get maximum exposure to all potential buyers.
5. Coldwell Banker also provides a Home Warranty Plan to our sellers. This plan provides payment for repair or replacemnt of covered mechanical system failures in your home. This plan is offered to our clients at $389.00, due at the time of closing.This plan not opnly covers you during the time your home is listed with a Coldwell Banker Agent, but it extends to the buyer of your home for an additional twelve months. This makes your home all the more marketable - a year's home warranty when they purchase your home!
